And Houston still hasn't recovered. Local investors I've corresponded with are still gun shy and expect prices to remain flat I remember some partnerships from Florida were formed about 1989 and they bragged how they were going to make a killing on some condos and apartment buildings at $10-15k per unit. Today I think the prices are about the same. Just amazing in context with what has happened in other major metro areas.
