I agree, in S. Florida the minute flipping ceases to be profitable the downturn will begin.

How about lack of willing and able buyers

There is way too much capital chasing real estate in these bubble markets. The change from 5 years ago is astounding. If long term rates don't go up at least another 150 basis points then we need much tighter underwriting and downpayment requirements than we have now. That won't happen until loan losses skyrocket and perceptions about housing always going up change. I'll admit that Greenspan inverting the yield curve could do it but he's still 2% away without any move in the long end from that happening. Does he want to end his legacy that way?
