The greed fear cycle never changes.

But this is not your daddy's typical cycle which saw prices go from moderate undervaluation to moderate overvaluation.

Greenspan's reckless and irresponsible monetary polices have triggered the biggest real estate bubble in history.

The inevitable bust also will be unprecedented IMHO.
