Russ do you have any stats that show any large increase in new foreclosure filings either in your market or California? I figured that would be a confirmation that things are close to rolling over. They are at record levels in many midwest markets while in my Florida market (which is worthless since it is going to be among the last states to fall anyway) are at very low levels.
