Weren't cap rates in Tokyo less than half of one percent at the top? And the price per square foot was even more outrageous than Manhattan today.

When a black hole forms, there's nothing in particular that happens except the fuel just runs out and the star collapses spectacularly. The final flame out is a supernova, brief but extravagant, much like a blow off market top, except in our case I expect a derivative meltdown somewhere. In the end, it will still be a black hole though.
