I suspect you are right that there may be a lot of condos dumped on the rental market. But how much is already on the rental market anyway while the owner waits for the price to appreciate? I'm sure there are some empties out there, probably a higher percentage than ever before (of the investment-held condos). Nevertheless, what percentage would that be?

It will be interesting twist if rental units increases faster than demand -- that could cap rental prices.
