Brian, OT *** conspiracy theories may be wrong, but it's best to act as if they were true.

PS: More residential home flipping here lately [definition: home sold twice in 6 months]. Usually it's a bit above 2, now near 4% of all sales.

I think it is admirable that you and others post so much "news" to this thread. One can get a secure feeling from being aware of what is happening on the street, but it is important to realize that most of the "news" is noise that distracts us from focusing on what is pertinent to our investment strategy. Analyst upgrades or downgrades don't stink to me, or have any other effect.
