Its hard to know what the total numbers are. There is nothing which requires on site developer sales of condos or homes to be listed in the MLS. Some of them are and some are not.

Here in Los Angeles it is amusing to visit a condo complex with 72 units listed in the MLS available for sale - then listen as the on site rep claims there are only six units left unsold. It seems they always have only six units left, although they have been on the market for more than a year.
