Elroy, you are still correct, for tiny areas in areas of big demand. If San Mateo announced that anywhere could build apartment buildings, the price of all of it wouldn't go up. The price of the places where apartment buildings would be built would go up, the rest would go down because the demand for housing would be satisfied at a lower price. Those houses right next door to where apartments are built would go down in price more than houses further away.

Then, a LOT more people could afford to live in the area.

You are obviously unfamiliar with a new-fangled law called supply and demand.

What did you conclude about the Saudi Arabian oil spigot? I note that you failed the examination question. "Did not sit". You need to repeat the course next year.

So far, I'll stick with my idol and not swap allegiance to you. I definitely am stopping now.

Note that I agree with you that regulations stopping subdivision keep prices low for those properties where subdivision or apartment building would otherwise happen.
