I think this may be called a charitable remainder trust. I've heard of something like this as well. I am still wondering if there may be some way to pass on a property to family without going through an estate or trust. Not a gift, but maybe not a market level sale either.

What are the implications of attempting to sell a capital asset like a house at a price below prevailing market to someone in the family?
