You were smart to hang on to your house in Poulsbo. Water front is especially pricey. It seems like everyone and their brother are moving here and the inventory is very low. Don't know about you, but we live in a designated urban zone (which was rural when we bought in '76)and sewers are on the way. dnr.metrokc.gov When they arrive our property will be rezoned from one house per acre to eight. Although they are building those million + dollar "Street of Dreams" mansions a block away and those folks don't take kindly to over crowding. seattlestreetofdreams.com Either way, we expect to see huge increases in property taxes.......I know ours will go through the roof as soon as those mansions sell. I think we'll be forced to develop which will totally destroy our rural environment, but people have to live somewhere and the county is doing everything it can to preserve the rural nature east of Seattle including the CAO. Don't think we'll be able to hang on till 2025.

I'd love to get your recommendations on Italian wine. ;)

Good news all the way around, Michael!!! Really looking forward to seeing you all again...

I just got back today from near the Canadian border...gave a program which the folks seemed to enjoy....TONS of traffic up there! Lots of people coming in, from Bellingham north, and east... Not too far to go to the west <g> It's lush and beautiful, but no longer quiet there. I'm wondering how many Canadians have come here because it so expensive and crowded there on the coast.
