As I said, I lived there for a decade, and bought a house there at the bottom after the LAST collapse, and sold it a couple of years ago after it appreciated 500%.
There is one reason I'm sure that San Diego will collapse again, and that is that only 11% of San Diego county residents can afford the median priced house in San Diego county. This is an imbalance, a bubble, that Mr. Martket will correct eventually, as he corrected the tech stock bubble, that was also going to rise forever in the "New" economy.
I imagine you'll be surprised to learn that the median income in San Diego county is $32,410 (2003), and ranks 22nd in California counties.
