Tim,
Demographics, i.e., us Pig in the Python Baby Boomers, render a great and powerful momentum to the recent RE boom. I have that deja vu feeling, as I did watching the Naz accelerate during early 98 - 99, that BUBBLE though it may be, the Bubble could grow much larger than rational thought would suggest.

I personally know quite a few folk who have gone from the NAZ stocks in 2000 to the RE Boom of 2003-2005 after being bagholders of the NAZ for a couple of years. Amazingly, they have virtually the same thoughts now in RE that they did in 1999 with the NAZ.

"I am making bundles of money, this bull market will retire me, why would I ever sell until I am as rich as I wanna be and can retire in the style I deserve?"

The BUBBLE & GREED Express, it is a terrible thing or a wonderful thing to behold as it roars down the track, depending on which railroad track you are standing on...

BTW, I will be glad if you have some time to take advantage of the RE Boom. Time will be important to me also, as I await with patience the proper time to short this RE Boom...
