Nope nothing as dramatic. I live one county over. The reasons are simply
1. high crime (for indiana)
2. lousy schools
3. older neighborhoods/ communities. Most people have been opting to move further out into the suburbs for new construction (which there is a ton of). Farm land is being displaced at a rather fast clip.
4. not close to the job centers. Most of the better paying jobs are either in downtown indy (where thier are better neighborhoods in pockets) or to the North of indy in Hamilton county. If you want to see the mantra of location location location in action compare Lawrence to Carmel (in hamilton county) They are only 15 minutes as the crow flies from each other but prices are typically a factor of 5-10 apart.
