Well if Phoenix, Vegas and St George are red hot it is only a matter of time before you get to live in lala land of 25-30% appreciation <g>. Just a thought, but perhaps we get no real collapse in existing single family until much of the rest of the country experiences this for a year or two...

AZ was hot, but I think this weekend's 110 degree temperatures in Phoenix may be putting a damper on demand (even though it's a "dry heat", ROTFL). At least the buyer's who actually come in to look at their planned homesteads might be given pause.....
