And they must deal with the present home property exemption structure, such as interest on home mortgages, property taxes, etc., to be politically viable. That generally kills the conversation.


The proposal that makes the most sense to me, politically, is to install a flat tax as an alternative. You get to choose which door you want to use. No change is made to the present system.

But once you choose, "door number two," you can't go back.

This could pass congress. The "either/or" approach won't.
