J., that's one great idea! The entire thread should join the effort -- we should all help find some wild broads for our moderator.... He deserves the best!

As for the RE - the bubble is terribly well publicized. This could go either way - may top out, but could also be a setup for an impending squeeze. My HO is that prices will be lower a year from now.
