In my experience, once prices start declining, buyers start waiting for further drops and become VERY scarce rapidly. It doesn't take dramatic declines for this to happen, just a perception that prices are headed down. Once the dynamic sets in, it seems like a sucker play to buy at all. The flip side of mania.

I think that the prices in bubblicious new construction areas will see a big quick drop first and slow bleeding afterwards.
