Perhaps more people will flow to areas with growth as well as inexpensive housing this time? The disparity in prices this cycle is huge. Prices in Phoenix, Orlando and Dallas were once comparable with Dallas probably even ahead at one point. Was shocked to hear El Paso this past quarter had appreciation up in the high teens. I bet it is more the momentum flippers coming in from California than anything else but worth keeping an eye on. There is also a slight chance this bubble doesn't end until the rest of the country participates. Confusing times indeed<g>
