The point I'm trying to make is that at the high end, price swings are enormous

This time they are building an unlimited amount of high end condos. I check some of some of those recently completed from time to time in Ft Lauderdale area and the vacancy rate must be easily 80%+. One in Deerfield Bch on AIA out of 180 or so units only 17 appear to be occupied. Yet median priced single family here has no inventory for sale or rent.

Water was always the big draw. Never got on IC but had LHP
waterfront deep water, kept my sailboat there and rented
it out.

Pres Nixon's house on Mashta cost 115k I recall. Used to
anchor off there, then they restricted it a little for the pres.

But the underlying land was, is, and always will be the value.
I concentrated on land primarily as you could only manage a
small number of improved props, too much work.

But never leveraged heavy, did not make much for the time
it took. Irish people seem to have a love for the land.

I would advise anyone young to stick with RE, they have time.
