If I personally am not willing to do such a thing with my own house sale in a good market (while owing not a cent on a mortgage), why in heck would I think this technique would do me any good in a bad market, when a mortgage payment due every month is eating me alive?

I've got to get out of that mortgage as soon as I can, as best I can.

(And I've sold houses in a down market for underwater sellers before......their approach and attitude was completely the opposite of yours.)
