Oh, if ya only knew ;-)
Cruz blows me away sometimes; did his homework well.

"The land is under the Williamson Act (ag preserve). Taxes on the land is like a buck an acre right now.
"OK, we can build 2 houses and a 1000 sq. foot granny unit.
Once the GU is done, we can build a number of unlimited size houses for farmworkers. 2 acres of raspberries seem like a good possibility for this field. Need to show a 45K production to stay under Williamson, but you can always show best effort; but berries will net...

"OK, so you can also do land swaps on Williamson lands. So, when the Valentine Ranch next door to you comes on the market, we can sell this place, do a 40 acre split off the Valentine to get it down to about the same size, and voila.

"Now, this place has a big balloon in 18 months but we refinance when the house goes i, so we can get a first. (Banks don't like to loan on raw land).

" We may use that meadow for a mitigation deal; developers down south will pay big money to transplant endangered fauna. Whole lotta pigs around: Heather's dad sez he will be a guide for city hunters who will pay $600/day, (or a head, or something...me). It's got lots of cross fencing; could graze a few cows. Pond could go there".
