The water would be doable; put in a pressure tank. The planned site has gravity feed, tho. Much mo bettah. I think the problem is more in engineering a pad for the house; lots more money involved, but it's not really very far from the house. Boy, the sunrises and sunsets...whew. A little different than yours, but not that much. Doug fir, the oaks. Y'all don't have madrone, manzanita, the ponderosa pines, but the rest you do; I guarantee you, if I took a picture when there was rain, or the fog was moving in, you couldn't tell the difference. Just go east one ridgeline from the coast.
