Very little of the maintenance and repair I've had done on my home over the years would qualify as a capital improvement.

Replacing roofs, repaving driveways, fixing a furnace, replacing an air conditioner, landscaping, painting, new carpet, refinished floors---these are considered routine maintenance, not capital improvements.

I'd have to practically build an addition onto my home (actually "adding" capital to the property), before I get any break at tax time.
