This flipping of today is a different animal. I used to do a lot of rehabbing and flipping. We were problem solvers, took care of title problems, rehabbed properties and helped neighborhoods by upgrading abandoned properties. Offerred seller financing to folks who could not qualify(of course things have changed of late as everyone qualifies today)<g>.

Today it's like okay lets fly from LA to Miami, attend a preconstruction condo party, put $20k down on a contract, do nothing and in 18 months when it is completed flip the contract for $100k profit. This adds zero value to society.
