Are you seeing increases in high end second homes farther out on the island? I saw little in places like Garden City, Massapequa and Hicksville which I guess are pretty stable middle class areas. Also similar findings in travels through parts of Queens.

Unsold homes are becoming more conspicuous in my area (Passaic County, NJ) as well. I can think of half a dozen houses within a half mile of me that have been sitting for at least 4 to 5 months.
