I doubt that there are that many investor buyers in DC right now. When SFHs and condos are running 750,000 and up, there's such steep negative cash flow, you'd have to be utterly brain dead to buy a place to rent out. Rumor has it that Bush was forced to choose John Roberts for the Supreme Court because he already lives in the Beltway and none of the other picks could afford the move to Washington on a justice's salary.
