In Hawaii, where we saw the Japanese bubble come and go, it was the top end of the housing market that fell first and hardest. People did put 50% of the income into their house rather than lose it.I think the top end is far more vulnerable than the bottom end -- but we are talking about how the house of cards will fold, not if... just debating the details. The top end could collapse with a bang -- but the bottom could slide with a "whimper".
