Number 400-500 represents OK supplied sellers market. Ultra tight supply in March 2004 caused 20-30% jump in prices as bidding wars erupted. Prices sagged in August - October 2004 as inventory got dissolved. I know realtors that bought local properties in October and sold in May for 20% gain. Very similar as selling naked poots on tech in 1999-2000.
