As I understand there is not much of new development in OC, so not much of speculation. 10-15% appreciation is considered puny. Majority sit on low fixed mortgages, so renting would be more expensive. No one is even considering selling and renting. Many are kicking themselves for not buying more RE years ago. Some are investing in "cheap" Nevada, Arizona, Florida.
IMO we'll first see a crash in speculative areas and then slowdown in established communities. Then the banks will stop lending and the whole game stops.
