The 10% serial deposit routine, but there are ways around it? Looks like there's equal opportunity for all kinds of people from developers, to flippers, to lenders to gamble and lose money.

We are your Florida Preconstruction/Condo Conversions Specialists. Our goal is to get each and every client of ours rock bottom prices offered by the developers before large price increases take into effect.

The way we accomplish this feat is by sleeping over days in advance of property releases and being first to purchase property on our client’s behalf, which enables our clients the luxury of receiving the best units in each complex, at the lowest possible price points.

Each project requires different initial deposits. Most Pre-Construction properties require a 10-20% deposit, although we have builders that only require a deposit as little as $1,000 until close. Many of the Condo Conversion projects require a 5-10% deposit. Again, this depends on the rules of the developers.

We cooperate with developers throughout the State of Florida that are converting rental apartments into condominium conversions. We also specialize in Pre-Construction projects throughout Florida. In many cases, our clients have been seeing up to six figure increases in equity before the completion of many of our projects. In fact, some of these properties are even assignable, meaning that the property can be allocated to another buyer before closing. This allows an investor to avoid paying closing costs and increasing our clients’ profit margin by 5%-6%.

Examples of how thin, many of these Florida condo conversion are worked at, 3% "deposits". Looks like a very average looking 80's construction apartment.
