That is a great question. Perhaps messing around on google a while we can get the answer. For now in Florida it appears more capital is flowing here from NY, CA and overseas than is leaving. Most I know of here are just sitting back and milking the appreciation wave for all it's worth before making taking a stand on what to do next. But these folks are just little millionaires from 10-20 years of Florida investing and own most of their equity pretty much debt free by now. They are not the real deep pockets Rockefeller and Trump type folks you seem to hang out with<g>
