Good stuff. I agree the real key is when buyers start disappearing (may start in August as you suggest). I'm just watching inventories as a possible clue.

This is kind of like watching water boil<G>. We know it is gonna happen, just not exactly when.

in the old days, the bait for suckering fortune seekers to worthless seminars used to be "NOTHING DOWN".

As we all know, nothing down today is routine these days. So "flipping" is the seminar du jour.

When do you think the "How to buy foreclosures" theme will be in vogue again?

As their property value has gone up they have a big equity so they just refinance with Option ARM (1% NegAm), get some cash for a new car and a downpayment for a new investment property.
