No harm Steve and you are right. In a way I do feel like Hiemler (spelling) but I may be wrong in my outlook and RE may rise the next ten years I sure have been wrong the last ten in regard to valuations. <g> You are correct about computer loan decisioning. It is how we do business now. The underwriter is a token figure compared to the old days.

<The last 30 years I have worked my arse off as a contractor and more specificly most recently as a concrete contractor. It is honest work I promise!>

You must be in awesome shape I am envious. <g> Good simple concrete work with good broom strokes is a sight to behold. Some day I will get my garage pad and rear patio and front entry walk redone, it will look great. I hope. <g>
