The reason for why cement and sheet-rock prices might still be rising is is that they may very well be lagging indicators.

The lumber contract is for September 05 and you are likely looking at current prices. I also think that lumber is generally ordered further in advance than sheet-rock or cement?

This just might make perfect sense in that we are observing the final throws of a boom that is about to collapse.
