There are no more 5.5%'s, it's 6.0% and climbing at least with few points.

Unless you don't mind piling up 5 1/2% (so far) a year to your loan balance in neg amort. then getting toxic ballooned, all the routes of retreat are being cut off. Besides who's left to buy, many of these clowns already have underrented or empty second, third, four places. And if we get a credit event (led in tandem by some obscure leveraged hedge funds would be my guess), watch out.
