If your rendition of an option ARM is correct, I can see the obvious logic to signing off on such a mortgage provided there is an ample supply of Greater Fools.

I wonder what the lending criteria for such a creature are.

that is almost exactly what I have been "pre-approved" for regularly, in writing, via US mail.

The only fine print I can see in those offers is strong FICO needed and lower LTV.
