Good point on complacency ... I've kind of noticed that too. You may be right about a panic reaction, although I'm not sure what the trigger will be.

If people are too scared to call it a housing bubble but they know in their gut something is amiss, they call it a mortgage bubble instead!<G>

Either way, it will end very, very badly for most.
