I don't like commercial properties. How's that for wishy washy. <gggg>

If you have single of few tenants, you stand to lose 100% of income. If you have multiple tenants, you are continuously TIed to death, commissions and risk BKs.

Long term leases lock in maximum profits. Short term leases subject you all the turnover costs.

I have never been able to pencil commercial vs residential investments. However, in real estate, you are buying a unique property and each deal is different.
