Well then I'll have to ask where in the heck you live. The people who come to my part of the country and are willing to tackle the climate, housing prices, traffic and everything else associated with living in this area are only coming for ONE reason----their jobs.

The Wash DC area isn't a place where nomads land to make a quick buck. Heh, just about forever, people in the military branches of the Defense Department have classified this area as a "hardship tour" for recruits--doesn't compare to being in the desert in the Middle East but causes hardships in other ways.

What's causing all the turnover in wherever it is that you live? If we had more turnover here, like we used to have, we'd have more housing inventory on a day-to-day basis and the "bubble theory" would have come to fruition a long time ago.

I too see a lot of that too though a big market is the speculators and short term oriented momentum investors from the bubble markets that don't move out of their area but target certain markets for highly leveraged swing trading that seems to be a 1-3 year time horizon.

Check what San Diego investor are up most of which seem to stay put. All out of state investments appear to be short term oriented. Amazing that few anywhere are even thinking of long term investing targeting inexpensive markets and property types with 10% or greater cap rates and todays very favorable financing terms.
