You are a lucky person Elroy. Congrats. I see myself at times failing to learn from past behavior but if I get hit on the head hard enough I can learn the 1st time or two around.

As am always impressed with the depth of thought people have on this thread.

I was serious with the land comment in Florida. Lots of junk land, swamp land and unbuildable lots with no infrastructure coming in our lifetime in remote areas of Florida have turned into a ponzi scheme. Tell Tradelite it is not controlled by the rich but a constant churn by the idiot flipping/momo crowd doing the same think on the same land that was done in the 1920's and 1960's. Let's not equate real demand for land in urban areas with this once or twice in a century speculative behavior.
