Russ, I've generally found it more prudent and profitable to NOT try to predict where things are going, and just try to understand, interpret and deal with things as they currently exist. If you had spent time in the real estate trenches, you would understand where I'm coming from. No one gives anyone else any useful financial advice about the future--and certainly not any useful advice about the future based on what happened in the past. "Past performance is no guarantee of future results." As for your suggestion that I'm trying to jerk anyone's chain.....well, I have better things to do. I wish you the best in your investing. Your thread is obviously not a place for me, although I do try to learn from what is written here, whether I agree with it or not.
