another upside wildcard for TX is property tax relief. TX property taxes are very high, so an appreciable cut should give residential RE a boost. initially this will come out of the hide of businesses, cigarette smokers, and the like. later, i suspect an income tax is inevitable. TX RE continues to be off-phase from the rest of the country, so there are probably worse places one could focus.
