There are always newcomers coming to bubble areas. Since they haven't been there and lived the "dream". After a while they will realize the dream was only a dream and they will move on to new territory.
I do predict is Texas gets some overflow it will be mainly from the west, not the east. If I was in a position to do so I'd be buying in places like Austin and Galveston.
