When I moved to Florida 13 years ago we were at the other end of the cycle; there were five houses on each "block" for sale and they sometimes took years to sell. I remember going through neighborhoods with a realtor and having people flag you down and beg you to look at their house... literally.

When people are racing to outbid each other an hour after a house hits the MLS you know you are at the top. That and interest rates going up decreasing the pool of potential buyers.


It may be the top but it doesn't mean the end is near. We've been at the price war level for at least two years.......and there is no relief in site except for the two price-reduced signs I saw last week. We have a problem in that we are running out of buildable land. We are ringed by mountains and a no buildable/farm only zone. However, I am hoping that prices will fall back soon. That's when I plan to buy.

Actually, that's how I got the house I'm currently living in right now. Fortunately for us, the sellers seemed to want to move soon, so they took the first bid (ours) which was made just a few hours after it was listed.

Since then, our home has appreciated 20%.
