One is the far-below-average level of affordability. By one measure, only 9% of households can afford the area's $493,000 median home price — the level at which half of all homes sold for more, half for less. By contrast, affordability statewide is 16%; nationwide, it is 50%.

This has always been San Diego's problem. Affordability has never been its strong suit. Its industry does not produce the high rollers that LA, SFO and OC do.

Two years ago, the same thing was happening and they predicted a pull back in prices then but it never happened. I suspect this time is diffferent but we will have to see. Eventually what goes up must come down to some degree.
