PS. I'd argue with you that "outside the core" in Dallas and Houston are in the sweet spot. Outside LBJ in Dallas is Richardson, Plano, Farmers Branch, Addison, et al: still hurting from the telecom crash of a few years ago. Bankruptcies galore still. Take a look at the foreclosure listings in that area and tell me it's a good investment. It isn't.
