Try Austin, TX. It's been flat for a long time, certainly not bubbly. The ONLY place to live in TX.

Thanks, will look for it at 10pm. CP's suggestion on Austin is a very good one. Ton of residential or commercial with 10% cap rates compared to what Florida's now measly 1-3% has become. Careful to avoid those nice new subdivisions the California investor have all bought into and can't rent. Loopnet.com for good commercial ideas, Looks like I might 1031 exchanging myself later this year<g>
