Even Pardee Homes could not obtain non-recourse financing for any of their home developments.

Keep in mind that Pardee has a Balance Sheet with $5 billion of net asset value and more than 40 years experience in community building. We tried with a development in Temecula for which we wanted to obtain an $85 million dollar loan starting with Citibank, Wells Fargo, Bank of America, and many other banks - no dice. Their idea of a non-recourse loan is one which doesn't extend much beyond two years.

In my experience non-recourse loans are more myth than reality, unless there is an offsetting repurchase or collateral agreement - in essence making the transaction not really a loan, but a sham tax transaction.

I sure hope someone has an idea for my problem in the time it takes me to backup my data files. Otherwise, I am going to have to reinstall my operating system.

Today I tried to do my online banking through quicken. I cannot connect to my bank or credit card companies directly through quicken, nor can I connect to quicken's web page through the program (it doesn't matter but shows it's a quicken problem because I can otherwise get to the web).

I spent hours today on chat and on the phone with checkfree and intuit. They can't figure it out.

I think I downloaded some windows updates since I last connected through quicken, so that's where I am laying the blame.

I don't have any idea why, but I don't have any System Restore points to go back to.

Dell tells me my only option is to reformat my hard drive. SHIT!!!

Russ I know you can get nonrecourse commercial loans now because I have a vendor in Salem that brokers them. A very straight shooter.
