Another reason is that our style of living has changed and there are so many more consumables available to day as compared to the 1950s

...and so many more consumables in 1950 than there were in 1900. As people's wealth rises they spend a smaller portion of their income on the basic necessities and more on discretionary expenditures. If shelter wasn't shrinking as a percentage of their spending then they wouldn't be able to do this.
